    Size

    The larger the extension, the lower the relative m2 price because fixed costs are spread over more area.

    Finish level

    Shell+ is cheaper; a complete finish including floor, ceiling, electrical work and painting costs more.

    Glazing

    Steel doors, large sliding doors and rooflights have a major impact on both budget and comfort.

    Access

    A tight city site or garden without rear access means extra logistics and therefore extra cost.

    Municipal fees

    Permit fees and required drawings or structural calculations differ per municipality.
