    Home extension permits: when do you need one?

    Clear guidance on when a Dutch home extension is likely to be permit-free and when a municipal application is needed.

    A rear extension may be permit-free in many situations, but the rules are precise. Depth, height, location and the original building line all matter.

    When permit-free may be possible

    Rear extensions within common depth and height limits are often possible without a permit, provided the house is not a monument and the plot is not in a protected area.

    Extensions at the front or side of a home, visible changes to the street facade, larger depths and roof additions usually need municipal approval.
